Broker Price Opinions

A BPO is an analysis of recent sales of similar properties (comparables/comps) by a real estate professional to derive an indication of the value of a specific property (subject property). Use this to cross-verify the value of a property. 

A BPO, or Broker Price Opinion, is a tool used by mortgage lenders, banks and others to value a property in the current real estate market.

Banks and lending institutions use BPOs for short-sales or distress sales to determine fair market value of property. Investors use BPOs to determine the fair market value of a prospective real estate purchase.

Your BPO will include a narrative analysis on the subject property, comparables (3-recent sales and 3-current listings), local market conditions, neighborhood characteristics and a suggestion of value of subject property. Data to perform BPOs come from various sources including: Multiple Listing Services, Title companies, public records, etc.

Over the last 17+ years, we have completed BPOs for: Ocwen, Equator, Old Republic, Bankers Asset Management, Clear Capital, BlueBook, out-of-state real estate agents, developers, wholesalers, celebrities/athletes, and investors.

We perform residential BPOs in Washington, DC and Maryland for single family houses, condos, duplexes, land, row houses and 3-4 unit properties.

Exterior BPO (Broker Price Opinion)

This includes an exterior property inspection, a detailed report that describes current market data, subject data, 3 closed sales, 3 competitive listings and photos. An “AS IS” value of the property is provided. The property condition will be based on the exterior condition of the property. The data is derived from exterior inspection, local assessor’s records, current MLS data if available, and other online databases.

Interior BPO (Broker Price Opinion)

An interior inspection may need to be ordered if there is a lack of public information or if the interior condition may warrant a different value. The interior report describes current market data, subject data, 3 closed sales, 3 competitive listing and photos. An “AS IS” value of the property is provided. The data is derived from interior inspection, local assessor’s records, current MLS data if available and other online databases.

Other Types Of Valuations

ARV (After Repair Value)

This includes an online property search and requires details from requestor on what upgrades/repairs will be made. A full CMA report with up to 3 closed sales and may include competitive listings as available. MLS photos will be provided. The data is derived from, local assessor’s records, current MLS data if available and other online databases.

CMA (Comparable Market Analysis)

This includes an online property search and requires details from requestor on current property condition. A full CMA report with up to 3 closed sales and may include competitive listings as available. MLS photos will be provided. The data is derived from, local assessor’s records, current MLS data if available and other online databases.

Anticipated Turn Times

Exterior BPO: 3-4 days.

Interior BPO: 3-4 days. (After inspection, the report will be delivered within 2 days.)

ARV: 2-3 days.

CMA: 2-3 days.

We maintain a panel of licensed real estate brokers in the  Washington, DC metro area and Central Maryland. There are some areas that we may not have adequate coverage. If we are unable to fulfill an order we will contact you within 24 business hours and will refund the full amount. If initial property research indicates a lack of interior property data or property complexity, you will be contacted within 24 business hours to discuss available options and provide you the opportunity to upgrade order or cancel at no cost.
